Renting a home
Residential Lease Agreement
Residential lease covering the parties, the apartment, rent, security (deposit or guarantees) and responsibilities.
About this agreement
Prepare the information for a residential rental agreement between a landlord and a tenant in Israel. Start with the apartment, the rental period and the payment arrangements, then use the guided form to organize the details of your agreement.
Check the scope before you start
Read these scope conditions before starting. The guided form asks you to confirm each statement.
I verified this is an ordinary residential tenancy between unrelated parties, without protected tenancy or key money, and not hotel, holiday, dormitory, sheltered housing or subletting
If unsure, obtain legal review and a tailored agreement before continuing. This confirmation does not waive statutory protections.
What the guided form covers
The published form is organized into these topics. Some questions appear only when relevant to your answers.

Responsibilities, security & signing

What to prepare before you start
Have the landlord’s and tenant’s full names, identification details and contact information ready. Check the spelling against the information each party provides.
Write down the apartment’s full address and the parts of the property included in the rental. Keep your notes about furnishings, equipment and condition together.
Agree on the intended start and end dates, the rent, the payment schedule and the payment method. Keep amounts and dates consistent across your notes.
Gather the terms you have discussed about deposits or other security, ongoing expenses, maintenance and handing over the apartment. Flag unresolved points for discussion.
What to check before signing
Compare the completed document with what you actually agreed: the property, dates, rent, security arrangements and responsibilities. Resolve blanks and conflicting terms with the other party, and seek legal review where needed before signing.
This preparation guide helps you organize information. It does not determine whether a template fits your circumstances or replace advice from a qualified Israeli lawyer.
From your details to a document
- Open the guided form and enter the details requested for your agreement.
- Review names, amounts, dates and any choices in your answers. Correct missing or inconsistent information before finalizing.
- When the document is available to your account, download the PDF and review the full text with the other party before signing.
After you download
- The landlord, every tenant and any guarantor sign the agreement, and each keeps a signed copy.
- Provide the agreed security — guarantee, deposit or promissory note — as the agreement describes, and keep receipts for every payment.
- At handover, record the meter readings and the condition of the apartment, ideally with dated photos.
- Mark the dates for renewal or ending the lease, and keep the agreement for the whole tenancy.
