About this power of attorney
Prepare a revocable power of attorney that authorizes a person you trust to act for you in one transaction concerning one identified property: a sale at or above a minimum price, a purchase at or below a maximum price, or completing an agreement you have already signed. It takes effect only after you sign it in person before a notary in Israel or, abroad, before an Israeli consul or a local notary whose signature is then authenticated by an apostille or an Israeli consul.

The power of attorney concerns one identified property and one defined transaction.
For several properties, ongoing property management, a gift, a mortgage or a lease, get a power of attorney tailored by a lawyer or notary.
The principal will sign in person before a notary in Israel, or abroad before an Israeli consul or a local notary with an apostille, before the document is used.
In Israel, a power of attorney for a property transaction that requires registration is valid only if a notary drew it up or certified the signature on it (Notaries Law, section 20). Certification by a lawyer who is not a notary is not enough, and without the required certification the land registry and other offices will refuse the document.

What to prepare before you start
Have the full name, ID or passport number and address of the principal and of the agent ready. The agent should be an adult you trust personally who acts without pay; the other party to the deal cannot be the agent, a close relative of the agent or anyone acting for them.
Get a current land-registry extract or a rights confirmation from the Israel Land Authority, the housing company or the developer, and copy the property identifiers exactly.
Decide whether this is a sale, a purchase or completing an agreement you have already signed, set the minimum sale price or maximum purchase price, and choose only the powers the agent needs. If a purchase is partly financed by a mortgage loan, you take the loan and sign the bank’s documents yourself.
Choose an end date: 12 months is suggested and 24 months is the maximum. You can revoke the power of attorney at any time.
What to check before signing
Check every name, ID or passport number and property detail against the identity documents and the title extract or rights confirmation, and make sure the price limit and any bank account you entered are right. The agent may act only within the powers you selected. Consider having a lawyer review the document before you sign.

From your details to a document
- Open the guided form and enter the principal’s and the agent’s details and the powers you want to give.
- Review the names, ID numbers, powers and end date. Correct anything missing or broader than you intend before finalizing.
- Download the PDF and read it in full. Sign it in person before a notary in Israel who certifies your signature or, abroad, only where the form offers it and before the certifier it names.
After you download
- Do not sign in advance. Sign in person before a notary in Israel or, abroad, before an Israeli consul or a local notary whose signature is then authenticated by an apostille or an Israeli consul. Bring a valid ID card or passport; in Israel, sign the document saved in Hebrew.
- Give the certified original to the agent only when it is needed, and keep certified copies. The Land Registry and other offices generally require the original or a certified copy.
- Ask the agent for a copy of every document signed. To revoke the power of attorney, give the agent written notice and inform the other party and the offices involved.
- Once the agreement is signed, diary the deadline for reporting to the Israel Tax Authority (generally 30 days). After registration, check a fresh title extract or rights confirmation to confirm that it was completed.
