Before you start
This template prepares a draft agreement for the sale of an existing home between private individuals. Each side’s lawyer must review it before anyone signs or pays.

The property

Condition and disclosures
The seller discloses here what they know about the property. Hiding a known defect does not release the seller from liability. If you are the buyer, get these answers from the seller; the seller confirms them by signing.
Price and payments
Pay only by bank transfer or bank cheque; cash between private people is limited by law. The first payment is held in trust until the caveat is registered.

What to prepare before you start
Have the full names, ID numbers and addresses of every seller and buyer ready, including any spouse who is a registered owner or whose consent may be needed, and the contact details of each side’s lawyer.
Get a current land-registry extract, or a rights confirmation from the Israel Land Authority or the housing company, and copy the block, parcel and sub-parcel exactly. Note any mortgage, caveat or attachment registered on the property.
Write down the agreed price, the payment schedule, the payment at signing, the possession date and whether the buyer will finance part of the price with a mortgage.
List what is included in the sale, such as parking, storage and fixtures, the condition of the property, and open questions about planning, building permits, taxes and debts.
What the lawyers should check
A property purchase involves large sums and steps that only lawyers and the authorities can complete. Use this draft as a starting point for the lawyers: they need to check title and registrations, adapt the agreement to the property and the deal, and confirm how each payment is protected before anyone signs or pays.

From your details to a document
- Open the guided form and enter the parties, the property and the deal terms you have discussed.
- Review the names, property identifiers, amounts and dates, and note open questions for the lawyers.
- Download the PDF and send it to the lawyers handling the deal. Do not sign or pay until they have completed the agreement.
After you download
- Send the draft to the lawyers for both sides, and sign only the version they finalize — usually at a meeting with both lawyers present.
- After signing, the buyer’s lawyer usually registers a caveat (warning note) in the land registry to protect the buyer.
- The seller and the buyer must each file a declaration of the sale with the Israel Tax Authority within 30 days of the sale; the lawyers usually file it online.
- Ownership is registered in the buyer’s name after the taxes are settled and the required certificates are obtained, at the land registry or with the body that records the rights.
Reporting a property sale to the Israel Tax Authority
Read the Israel Tax Authority’s information on the real-estate sale and purchase declaration (Form 7000). Preparing a draft in Huzim does not file it.
